Roofing work is not spread evenly through the year, and knowing the rhythm can save you a fair amount of waiting. The quiet stretch is the deep part of winter, when the phone is mostly repairs and emergency calls. That's the ideal time to have an inspection done and a scope written for work you intend to have done later, because nobody is rushed and you can take your time with the decision.

Things tighten in a hurry once spring weather arrives. If a hail event comes through the area, every company within driving distance fills their calendar within days, and out of town crews show up to soak up the overflow.

Homeowners who wait until then to start getting bids end up choosing from whoever has an opening instead of from whoever they wanted. If your roof is already on borrowed time in the fall, getting the paperwork settled over the winter puts you near the front of the line once spring arrives.

Summer runs steady and predictable, which is why it's the easiest season to schedule with confidence. Days are long enough that most houses go up and get dried in the same day, and the weather cooperates often enough that reschedules are rare. The tradeoff is that everyone else has figured this out too, so lead times in the middle of the season are usually the longest of the year.

Autumn is a scramble. Everybody who has been putting it off wants their roof done before winter, and the daylight is shrinking while the list is growing. We keep installing as long as conditions allow, and there is nothing wrong with a cold weather install done properly, but the window narrows and the flexibility disappears.

If you know you need a roof, the cheapest thing you can do is decide early. Nothing about the work itself costs more in a hurry, but the waiting does. A scope written in the quiet part of the year also holds its shape better than one put together in a parking lot the week after a hailstorm.

Attics and Airflow in Colfax Homes

Most of the roofs that wear out early around here die from the inside. Shingles are built to take sun and rain on the face, not steady heat and damp on the back, and an attic that can't breathe delivers exactly that.

We have opened plenty of those spaces to find insulation packed tight against the sheathing with no channel left at all, and the wood above it dark and soft to the touch.

In newer construction the venting is usually present, just mismatched. A ridge vent working alongside a set of box vents or a powered fan tends to short circuit, with the lower opening feeding the higher one while the far end of the attic sits still.

Sorting that out is often inexpensive next to the roof itself, and it decides whether a covering reaches the end of its expected life or gives up well ahead of it. What the Written Estimate Actually Says

A number spoken in your driveway is worth nothing. What you should end up holding is a document that describes the job well enough that a different crew could pick it up and build the same roof. Ours starts with the measurement, the slopes and their pitches, and the total area in squares, so you can see that the price is tied to something countable instead of to a guess about your house.

Under that come the line items in the order the work happens. Tear-off and how many layers are coming off, disposal, the decking allowance with a rate per board or sheet and a quantity included, the underlayment, the ice and water membrane at the eaves and in the valleys, starter along the rakes and eaves, the field material, hip and ridge, and every piece of flashing by location. Ventilation appears on its own line with the intake and exhaust listed separately, because that's a decision you should get to make on purpose.

The parts that aren't included matter just as much. Our exclusions are written out where you can see them, along with the specific conditions that would trigger a change order and how you would be notified. Any change gets photographed, priced, and approved by you in writing before the work happens, so the last day of the job holds no surprises.

Two Warranties Every Colfax Roof Should Have

When somebody tells you a roof is covered for decades, they are describing one of two very different promises, and it's worth knowing which. The first comes from the company that made the material.

It covers the shingle failing on its own, which is rare, and it's limited by whether the roof was installed the way the printed instructions require. Nailing in the wrong place, skipping the starter course or leaving the attic starved for air can all reduce that coverage to nothing, and the manufacturer isn't the one who did any of those things.

The second promise comes from the contractor and covers workmanship. That's the one that matters in the first years, because when a new roof leaks it is nearly always the installation rather than the material.

Ask how long that coverage runs, get the terms as a document, and read what voids it. Ask whether it transfers if you sell, since that can be worth something on a listing, and ask what the process looks like when you call about a leak while it is still in force.

A long workmanship period from an outfit that appeared after the last big hail event is not worth much. How long have they been working in this part of the state, is there a physical address you could drive to, and who answers the phone in the slow months when nobody is knocking on doors.

It's also fair to ask what they would do about a leak after the coverage expires. There's no right answer written down anywhere, but you learn a lot from how the question lands. Most established companies will tell you they come out and look either way and charge only if it turns into real work, because the alternative is a bad story circulating in a neighborhood where they hope to keep working for a long time.

Flashing gets listed by location and never lumped together, so you can see that the chimney, the sidewalls and the plumbing collars were all actually accounted for. Ventilation sits on its own line with intake and exhaust separated.

The last section is the business end. Permit where the town requires one, the payment schedule, the expected duration, workmanship terms, and the conditions under which anything could change along with how you would be notified and asked to approve it.

Two estimates from honest companies can differ quite a bit in price and both be fair, but they should be recognizably describing the same house. If one of them is a single line and a number, there's nothing there to compare.
